Once you have selected your desired property with the assistance of one our sales associates, the sale and purchase process shall proceed as outlined below: 1) Our member of our Sales Administration team shall initiate the process by requesting your relevant identification documents, i.e. passport copies and ID cards. You will also be required to provide and complete certain Know Your Customer (KYC) documents along with signing the Unit Reservation Agreement (URC). 2) Upon paying your down payment, you can then sign the Sale and Purchase Agreement (SPA). 3) Upon full execution of the SPA and settlement of the full agreed purchase price, our team shall initiate the conveyance of your property's title deed. 4) Our dedicated Client Relations and Handover team will swiftly arrange for your property's snagging inspection, following which your official handover date. This may vary subject to the status of the project (off-plan; completed).
Yes. joint buyers may submit the required documents at the time of booking. Kindly note that all buyers shall be required to provide and complete the relevant Know Your Customer (KYC) documents.

Any parking allocation connected to the ownership of a property is on a permanent basis, however, shall not form part of title. Owners will have uninterrupted access to their parking spaces.
Service charges are fees that all owners pay for the maintenance of common areas and services in a building, such as cleaning, repairs, and security. A service charge deposit is a sum of money, equivalent to three to six months of service charges, that an owner pays in advance as a security measure. This deposit acts as a safeguard against potential non-payment. In addition to service charges, owners are also obligated to pay an Annual Capacity Charge for district cooling, which is a fee back-charged by the district cooling provider. This is a common requirement in the UAE for buildings that utilise a district cooling system for temperature regulation. Moreover, there is a chilled water security deposit required from the owner, which is specifically held to cover any outstanding chilled water bills and is refundable when the unit is sold. All these charges are typically due annually and are an integral part of the costs associated with owning a property in a serviced building.
VAT is not applicable on residential properties in the United Arab Emirates. Consequently, buyers will not be required to pay VAT on the purchase price of their property. This is subject to change in accordance with UAE laws and regulations.

In the event of a delay in payment instalments, where a buyer fails to meet their payment obligations on time, SAAS shall initiate the default process by issuing a Notice of Default. This notice serves as a formal communication between SAAS and the buyer, detailing the specifics of the default, including the outstanding payment and a designated remedy period. This period allows the buyer an opportunity to rectify the situation by fulfilling the overdue payment obligations. However, if the buyer does not remedy the default within the specified period, SAAS retains the right to keep the funds in question as a penalty.
No, the sale is not contingent on any type of financing and the seller does not undertake any obligations vis-à-vis buyer’s ability to secure financing. Please note that as per the sales contract, seller has the right to extend the completion of the project for up to 12 months in accordance with UAE laws and regulations, and therefore, SAAS Properties is not responsible for any delay-related losses the buyer may incur.
SAAS Properties shall notify the buyer of the inspection date upon full execution of the sales and purchase agreement and full settlement of the purchase price. However, and as per the SPA, should the buyer fail to inspect the unit within the specified period in the SPA, then the buyer’s right to inspect the unit shall lapse and the buyer shall be deemed to have accepted the physical state and condition of the unit.
During your inspection appointment, a member from SAAS Properties' snagging team shall accompany you through the inspection to capture any identified defects. The appointed engineer shall then produce a ‘Snag Report’ highlighting the required rectifications. SAAS Properties shall be responsible for repairing or replacing any defects identified during the inspection, with the exception of minor settlement cracks. The rectifications must be carried out within a reasonable timeframe, however, the discovery of defects does not delay the buyer's contractual obligations, unless such defects significantly impede the use and enjoyment of the property.
Yes. You may carry out modifications as desired subject to written approval from SAAS Properties. Our expert teams must approve that planned changes will not impact the external façade as well as the structural integrity of the building.
The Completion Date is the date SAAS Properties obtains the Building Completion Certificate (BCC) for the relevant authorities, while the Handover date indicates the date on which all parties have fully performed their obligations set out in the Sales and Purchase Agreement (SPA), including settlement of the full purchase. The Handover Date falls subsequent to the Completion Date and prior to the occupancy of the unit.
Our Client Relations team shall share a guide highlighting all the relevant steps to the handover process upon execution of the Sales and Purchase Agreement (SPA) as well as settlement of the full purchase price. Yes, you may authorise someone to take handover of your property, on your behalf. Will be required to sign the authorisation letter provided by our team, as well as supplying the name, number, and valid ID of the authorised individual.
Short-term stay/letting may or may not be permitted in the building on a project basis. Relevant terms and conditions shall be specified in the Sales and Purchase Agreement (SPA).
You may resell your property on settlement of a specified percentage of the purchase price. The percentage shall be highlighted in the Sales and Purchase Agreement (SPA). Owners are free to sell their property after completion, however, the following shall be provided. (i) a No-Objection Certificate (NOC) from SAAS (the “Developer”) and the designated building management company (the “Building Manager”); (ii) Valid EID and passport copies of the Seller (“Owner”) and Buyer (the “New Buyer”); (iii) A clearance letter from Abu Dhabi Distribution Company (ADDC), Smart Collection (Chilled Water), and ADNOC (Gas). The NOC may be requested by contacting client.relations@saasproperties.com. The documents shall be proceeded immediately upon request, given that there are no outstanding charges on the unit and that you have submitted all the required documents of the new buyer. The NOC(s) are crucial documents confirming that the buyer has fulfilled all the necessary obligations and that there no objections to the transfer of ownership.
